Client Consultation

This is a discovery meeting where we would have an in-depth conversation to understand your design needs and style direction. We will walk your space and discuss the functional aspects, code requirements, building or landlord requirements if applicable, that should be kept in mind with your design. We will also discuss your project budget. At the end of this meeting, you will receive a design proposal by email based on your scope of work. 

Schematic design

After you've approved our proposal, at our studio we will create your unique design concept based on the information gathered at the consultation. We will prepare and review with you mood boards of concept photos for approval of the design direction. We will also present schematic drawings like floor plans and elevations along with conceptual furniture and finishes in a digital presentation. We will also provide you with a preliminary budget. We recommend coordinating with consultants that may be required such as an architect, commercial kitchen consultant, and MEP (mechanical, electrical, plumbing) engineers, be involved from the onset during the schematic design phase to ensure a streamlined design process.

Design Development

Once you approve the schematic design, we will proceed with further developing the design by adding more drawings and details while selecting specific furniture, finishes and accessories. We will present a drawing set and updated digital presentation board. You will also review the actual finish samples. For most projects this presentation provides adequate information; however, we can also provide 3D renderings as an additional service if this form of design representation is desired.

Construction Documentation

Once the design development phase has been approved, we will proceed with adding details to the drawings for construction as well as writing product specifications. We will provide continued coordination with all trades and prepare drawings for your contractor to interpret and submit for permits. You will be presented with a digital design board, completed drawing and product specification package ready for purchasing. 

Construction Administration

We can help you select a contractor for the construction phase or you can use your own contact. If you choose to include this hourly service, we will ensure construction is performed in accordance with the design intent. We will review and approved shop drawings and submittals provided by the contractor and vendors for review. We will monitor the progress of the construction on site and ensure the design is being followed in detail and answer questions and challenges that may arise. We do not provide purchasing services but partner with a reputable purchasing agent who can purchase, receive and install your specified furnishings. We can also monitor their installation and communicate with them during this process if we are retained for project management during this phase.

Project Completion

During this phase we will walk through the space to discuss the design and create a punch list with

any open items that need resolution.
